Living in Santa Rosa Beach
Here's something that confuses a lot of buyers: most of 30A is Santa Rosa Beach. The Santa Rosa Beach ZIP code, 32459, covers the 30A towns from Dune Allen all the way through Seagrove, including Blue Mountain, Grayton, WaterColor and Seaside. The east end, from WaterSound to Inlet Beach, uses Inlet Beach, 32461. So when a listing says Santa Rosa Beach, it could be a Gulf-front home on 30A or a quiet street up by the bay.
I've lived on the north side of Santa Rosa Beach since 2011, after 11 years in Destin. Up here, more people live full time or keep second homes. It's quiet, though it's getting busier as more gets built, like everywhere around here. If you want to live here year-round, there are a lot of nice little areas worth looking into.
The name goes way back. The original town of Santa Rosa was a little steamboat town on Hogtown Bayou, on the bay side, founded around 1910. Spanish maps called the bay Santa Rosa Bay long before it became Choctawhatchee Bay.
Most of my work is on 30A, especially with buyers looking at short-term rentals, so if that's you, start with the town pages for the beach towns.
Things to know before you buy
- US 98 splits Santa Rosa Beach. The Gulf side has the 30A towns and the dune lakes. The bay side has Point Washington, the bayous and the state forest.
- Groceries, doctors and errands are along US 98.
- Building near the dune lakes comes with strict county limits: homes sit 100 feet back from the high-water line, clearing is limited, and seawalls aren't allowed.
- Paid park-and-ride lots ($5 an hour or $15 a day in season) run free trams to the beach.
- Plain golf carts aren't legal on public roads. Street-legal LSVs can use roads posted 35 mph or less, never US 98.
