Living in WaterSound Beach
WaterSound Beach feels different from the rest of 30A. It's gated and tucked away, and when I've held open houses over there, what struck me was how quiet it is. You hardly see anybody coming and going. It's St. Joe's gated beach community, about 256 acres with roughly a mile of private beach, between Deer Lake State Park and Camp Creek Lake.
To me it's more of a second-home community than a rental one. People do rent their homes out, but it's not a big rental area like WaterColor, which is more of a luxury rental community. A certain type of buyer likes WaterSound: someone who wants privacy, a less crowded beach and a more secluded place to come back to. Once you get past the main entrance and drive back to the Bridges and the other little neighborhoods, it feels like long-term owners.
The homes are New England style, with cedar shake, big porches and widow's walks, and some of them are quite large. Years ago, when I was over there, they were building $5 million homes. Prices have only gone up since, and it gets more exclusive every year. It takes a certain kind of buyer, and that may be part of why homes here have been taking longer to sell than anywhere else on 30A lately.
A lot of owners belong to the Watersound Club, with its Gulf-front Beach Club: pools, a lazy river, restaurants and chair service. But membership doesn't come with the house. You apply separately, and it takes approval and a background check. The club's own rules also say members' rental guests can't use it, which matters if you plan to rent.
One thing I've always found interesting: this stretch didn't get built out as one big planned town. St. Joe built WaterSound Beach, but D.R. Horton built Prominence right next door, and GracePoint, a small gated community, sits between Prominence and WaterSound's main gate. So instead of one community, you've got several side by side.
Things to know before you buy
- Watch the names. Watersound Origins and Watersound Camp Creek are St. Joe's inland neighborhoods, Watersound Town Center is the Publix center on US 98, and the Watersound Club is the private club. National listing sites mix their numbers together, so make sure you're looking at WaterSound Beach.
- Club membership is separate from the house. It takes an application, approval and a background check, the fees aren't published, and members' rental guests can't use the club.
- HOA dues in listings have run about $1,100 to $1,600 a quarter for homes, covering the gate, grounds, security and the neighborhood pools. Condos pay more.
- Rentals go through private managers. Expect minimum stays (often seven nights in summer), a three-car limit for guests at the gate, and a community curfew.
- The streets are private, so the community sets the cart rules. Owners use golf carts inside, but at least one big rental company won't rent LSVs here.
- The beach is private for owners and their guests. There's no public beach access inside the gate.
- A design review board approves new homes and exterior changes. Lots are small, about a sixth of an acre, even where the houses are big.
Questions buyers ask
Can I rent my home short-term?
Yes, through a private manager, under the community's rules and the county's registration program. It's more of a second-home community than a rental one.
Does a home come with the Watersound Club?
No. Membership is separate and needs approval, and members' rental guests can't use it.
What are the HOA dues?
Listings have shown about $1,100 to $1,600 a quarter for homes. I'll pull the exact figure for any home you're looking at.
What beach access comes with a home?
Private beach for owners and their guests, by boardwalks and bridges over the dunes.
Can I drive a golf cart?
Owners can, inside the gate. The streets are private, and the community sets the rules.
Where's the nearest grocery store?
The Publix at Watersound Town Center, up on US 98.
Is WaterSound Beach the same as Watersound Origins or Camp Creek?
No. Those are St. Joe's inland neighborhoods. WaterSound Beach is the gated Gulf-front community south of 30A.
Rules and fees last checked October 2026. They change, so confirm before you buy.
