Living in Seagrove Beach
Seagrove has real history to it. C.H. McGee started it in 1949, the same year the Seagrove Village Market opened, and it's one of the oldest beach neighborhoods on 30A. The trees here are beautiful. It's changed a lot over the years, with modern luxury homes going up. A client of mine built a $6.8 million house here. But people still love Seagrove because it feels old and unique.
To me, Seagrove runs from the east edge of Seaside all the way to WaterSound West Beach. That includes the streets around Eastern Lake. When you cross the bridge on 30A, there's another road that takes you back down toward the beach, and that whole area is Seagrove too.
When I first came here, there was a restaurant called the Wheelhouse, just past the County Road 395 light. It was old school, with pretty decent food and that little old-town charm, and a lot of the old cottages were right around it. It's long gone now. 723 Whiskey Bravo opened on that spot in 2012 and closed in 2020. Back in the late '90s, they started building a lot of houses on the beach. I did a few jobs over here back then and watched the place build up. Some of the old cottages are still around, but they're getting harder to find, and a lot of the big trees are coming down for the big new houses.
New buildings here top out at about four stories. One Seagrove Place, built in 1985, is the one tall building on 30A, and under today's height limits nothing that tall can go up here again. If you ever get up to the top floor, the view is amazing, day or night.
Seagrove has been a rental hot spot for as long as I can remember. The closer you are to the beach, the more people want it, but the older communities that have been here forever stay just as busy. It works for a quick weekend or a whole week. A lot of families have been coming here for years. It's their spot. They want to be on the beach with good beach access, and Seagrove has around 20 public beach accesses.
It keeps getting better, too. In 2026 the county opened the Seagrove Regional Beach Access, right across 30A from Café Thirty-A, with 23 parking spaces. Down at the east end, Greenway Station has brought a newer hub, with The Lodge 30A, an 85-room hotel that opened in 2023, plus new restaurants and more modern shopping.
Some favorites have been here forever. The Old Florida Fish House sits right on Eastern Lake, so you eat looking out at the water. The Seagrove Village Market Café goes back to 1949, and Café Thirty-A to 1995. One of my clients loved buying fresh fish at the Goatfeathers seafood market in Seagrove and cooking it at the house while they were staying down here. That's the easy beach life people come for.
Things to know before you buy
- Most of the old streets have no HOA, which is rare this close to the beach on 30A. The founder's old covenants (single-family homes only) are still on record, so read the title work.
- Newer enclaves and condos do have dues: NatureWalk about $957 a quarter, the Bungalows $1,552 a quarter, and One Seagrove Place $2,665 a quarter in 2024.
- Old lots are small, about a tenth to a quarter of an acre, so land drives the price of older homes. A 1971 house on a fifth of an acre on 30A sold for $1.91 million in 2023.
- Parking is the pinch. Most walk-up accesses have no parking at all. The regional accesses at Santa Clara and across from Café Thirty-A have lots, and the Eastern Lake lot has spaces for cars and LSVs.
- Crossing 30A in western Seagrove gets hard in summer.
- Beach rights can vary by plat. In 2021 a court ruled for the owners in four blocks of the Gulf Shore Manor plat, finding the county had given up public use of their dry sand back in 1978, and an appeals court agreed in 2024. Have your title work show exactly what your beach rights are.
Questions buyers ask
Where does Seagrove start and end?
The way I see it, from the east edge of Seaside to WaterSound West Beach, including the Eastern Lake streets. Addresses say Santa Rosa Beach, 32459.
Can I rent my home short-term?
In most of Seagrove, yes, with Walton County's yearly rental certificate. A few enclaves set minimum stays, so check.
Is there an HOA?
Not on most of the old streets. The newer enclaves and the condos have one.
What beach access comes with a home?
Most homes use the public accesses, around 20 of them. Some Gulf-side plats have their own deeded walkovers.
Where do I park for the beach in July?
The two regional lots (Santa Clara, and the new one across from Café Thirty-A with 23 spaces), San Juan and Walton Dunes (13 spaces each), or the Eastern Lake lot. Get there early.
How tall can new buildings be?
About four stories. One Seagrove Place is the one exception, and it'll stay that way.
Can I drive a golf cart?
A street-legal LSV, yes, on roads posted 35 mph or less, including 30A. The Eastern Lake lot has LSV parking.
Seagrove or Seacrest Beach?
Lately they've sold for about the same per square foot, but they're very different. Seagrove is mostly no-HOA streets with public beach walk-ups. Seacrest Beach is one HOA with a big lagoon pool and deeded beach across 30A.
Rules and fees last checked October 2026. They change, so confirm before you buy.
