Living in Kaiya
Kaiya is the newest luxury community on 30A. It opened in phases in 2023 and 2024, right next to Alys Beach at WaterSound Parkway and 30A. Most of the homes sit on the north side of 30A, and Kaiya owns a narrow strip that runs down to the Gulf, where the private Beach House sits. It has a lot of the same look as Alys next door.
I've shown property there. Everything is new, built of concrete block and stucco: single-family homes with private pools, villas, townhomes and condos. Most of my buyers who looked at both have leaned toward Alys, but that comes down to taste.
A few things to understand up front. Buying a home doesn't automatically make you a member of the Kaiya Club; you apply separately. Members get the Beach House, its infinity pool and serviced beach. If you want to rent, short-term rentals are allowed, and Kaiya has its own in-house rental program. Ask whether you can use an outside manager instead.
There's more to come: the Oyom Hotel & Spa and a fine-dining restaurant. A $12.5 million early loan for the hotel was reported in September 2026, but there's no opening date yet.
Things to know before you buy
- Club membership is separate from buying a home.
- Beach rights: sources disagree on whether every home has deeded beach access or gets the beach through the club. Check the recorded documents for the specific home.
- Short-term rentals are allowed, and Kaiya runs its own in-house rental program. Ask whether owners can use an outside manager. Rental guests can't bring pets.
- Fees vary by home type. One condo showed $1,260 a month and one beach villa $1,210 a quarter. One agent says resales pay a fee of half a percent of the price to a Kaiya foundation.
- The hotel is still coming, and its planned size has changed from report to report (30 to 64 rooms).
- Addresses vary (Inlet Beach, Alys Beach, Seacrest, even Rosemary Beach), all 32461.
- Ask about cart rules. I haven't seen them in writing.
Questions buyers ask
Where is Kaiya?
At WaterSound Parkway and 30A, just west of Alys Beach. Most homes are north of 30A, with a private strip down to the Gulf.
Can I rent my home?
Yes. Kaiya has its own in-house rental program. Ask whether you can use an outside manager instead.
Does a home include the Kaiya Club?
No. You apply for membership separately.
What beach access comes with a home?
It depends on the home. Some sources say every owner has deeded access; others say beach use comes through the club. Check the recorded documents.
What are the fees?
It depends on the type of home. I'll pull the current dues, club costs and any resale fee for the home you're looking at.
Is the hotel open?
Not yet. The Oyom Hotel & Spa is planned, with no opening date.
Can I drive a golf cart?
Ask before you buy. I haven't seen the rule in writing.
Rules and fees last checked October 2026. They change, so confirm before you buy.
