30A Homes Took About 109 Days to Sell Over the Last Six Months

Here is one number from my own MLS data that tells a lot about 30A right now. From May 8 to November 3, 2026, homes and lots along 30A spent 109 days on the market on average before they sold. That's a little over three and a half months.
There were 284 sales in that stretch, with a median sold price of $2.2 million. The most recent week, October 28 to November 3, looked about the same. Nine homes sold, and they averaged 122 days on the market.
What it means
Right now there are 317 homes and lots for sale on 30A, and 47 are under contract. So most of what's listed is still waiting for a buyer. Homes here are selling, but at a steady pace, not a rushed one.
The pace isn't the same everywhere. Over the same six months, Alys Beach averaged 52 days on the market, while Seaside averaged 141.
If you own a home and are thinking about selling, it helps to plan for a few months, not a few weeks. Price and condition tend to matter more when buyers have time to look around.
If you're buying, you likely have room to see several homes, ask questions and take your time with inspections.
Over the years here, I've seen the pace of sales on 30A speed up and slow down more than once. Knowing where it stands today makes either move a little easier to plan.
